Protect the bricks — and everything inside them

Buildings insurance is a condition of virtually every mortgage — your lender will expect it in place from exchange of contracts. We arrange cover based on your home's true rebuild cost, with contents protection to match.

Should you fail to disclose or misrepresent a fact, then you risk the insurer only paying part of a claim, declining to pay all the claim possibly, declaring the policy invalid.

Cover for the home itself, and the life inside it

Buildings insurance covers the structure of your home — walls, roof, floors and permanent fixtures such as kitchens and bathrooms — against damage from fire, flood, storm, subsidence and escape of water. If the worst happened, it pays to repair or completely rebuild your home.

Contents insurance covers what you would take with you if you moved: furniture, electronics, clothing, jewellery and personal belongings — at home and, with the right extensions, away from it too.

We arrange cover alongside your mortgage from a comprehensive range of insurers, making sure the buildings sum insured reflects your true rebuild cost and the policy matches how you actually live — with accidental damage, alternative accommodation and high-value items considered where they matter.

Key things to understand

  • Buildings cover is a condition of virtually every mortgage
  • Cover is based on rebuild cost — not market value
  • Contents means everything you would take if you moved home
  • Accidental damage is usually an optional extra worth considering
  • Alternative accommodation cover pays if your home becomes uninhabitable
  • High-value items may need to be listed individually
  • Landlord versions are available alongside buy-to-let mortgages
  • Combined policies are often better value than separate ones

Home insurance arranged properly

🏠

The right rebuild cost

Insure for too little and a claim may be scaled down; too much and you overpay every month. We help you base the buildings sum insured on the actual rebuild cost of your home, not its market value.

📋

Cover quality, not just price

The cheapest policy is rarely the best. We look at what is actually covered — excesses, exclusions, accidental damage, alternative accommodation — so a claim is paid the way you would expect.

🔧

Arranged alongside your mortgage

We can have cover in place for exchange of contracts — the moment you become legally responsible for the property — so it is one less thing to organise during a move.

Buildings & contents FAQs

The most common questions we get about home insurance.

If you have a mortgage, almost certainly yes — lenders require buildings cover as a condition of the loan, usually from exchange of contracts. Even without a mortgage it is strongly advisable: few households could afford to rebuild their home from savings.

Buildings insurance covers the structure and permanent fixtures — the things you could not take with you if you moved. Contents insurance covers your belongings. Flat owners often only need contents cover, as the building is usually insured through the freeholder — we can check what your lease requires.

No — and this is the most common mistake. The rebuild cost is what it would cost to clear the site and rebuild your home from scratch, including materials, labour and professional fees. It is often significantly different from the market value, which includes the land your home sits on.

Yes — a standard home policy will not cover a tenanted property. Landlord insurance covers the building plus risks specific to letting, such as loss of rent after an insured event and landlord liability. We arrange landlord cover alongside buy-to-let mortgages.
