What is buildings & contents insurance?
Buildings insurance covers the structure of your home — walls, roof, floors and permanent fixtures such as kitchens and bathrooms — against damage from fire, flood, storm, subsidence and escape of water. If the worst happened, it pays to repair or completely rebuild your home.
Contents insurance covers what you would take with you if you moved: furniture, electronics, clothing, jewellery and personal belongings — at home and, with the right extensions, away from it too.

If you have a mortgage, almost certainly yes — lenders require buildings cover as a condition of the loan, usually from exchange of contracts. Even without a mortgage it is strongly advisable: few households could afford to rebuild their home from savings.
Buildings insurance covers the structure and permanent fixtures — the things you could not take with you if you moved. Contents insurance covers your belongings. Flat owners often only need contents cover, as the building is usually insured through the freeholder — we can check what your lease requires.
No — and this is the most common mistake. The rebuild cost is what it would cost to clear the site and rebuild your home from scratch, including materials, labour and professional fees. It is often significantly different from the market value, which includes the land your home sits on.
Yes — a standard home policy will not cover a tenanted property. Landlord insurance covers the building plus risks specific to letting, such as loss of rent after an insured event and landlord liability. We arrange landlord cover alongside buy-to-let mortgages.
